Price indicators for the loft sector were mixed, indicating relative
stability. After four record quarters, the number of sales
returned to normalized levels that characterized the market two years
ago.
Prices of Manhattan lofts were generally flat over the prior quarter
The average sales price of a loft was $1,395,501 which was virtually
unchanged from the $1,400,489 in the prior quarter and the prior year
quarter. At $1,250,000, the median sales price was unchanged from
the prior quarter but down 3.8% from the $1,300,000 seen in the prior
year quarter. The average price per square foot of $670 showed a similar
pattern by declining 3.9% over the prior quarter and increasing 6.2%
over the prior year quarter. At 2,083 square feet, the average size
of a loft apartment was 4.1% below the average size of a loft in 2002.
This pattern is consistent with the overall market as smaller apartments
have increased market share.
